BuildingSetup is building management software for the people who actually run a building — the manager who needs to know which units are occupied, the front desk logging a visitor, the accountant chasing a maintenance bill, and the owner who wants one honest answer about what the property is doing.

The whole building, in one place
Buildings, floors and units are set up once, and everything else hangs off them. For any unit you can see who owns it, who lives in it, what was agreed and for how long.
- Units and floors — type, size, and which building they belong to, across as many buildings as you manage.
- Owners and tenants — full profiles, with photographs, and the transfer date for a change of ownership.
- Agreements — tenancies and ownership records with their documents attached: the signed agreement, ID copies, whatever the file needs. Viewable on screen or printable as a PDF, rather than sitting in someone’s email.
- An occupancy calendar — what was occupied when, which is the question nobody can answer from a spreadsheet six months later.
The front desk
Visitors are logged against the resident and unit they came for, with a passcode, so the gate is not relying on memory or a paper register. Deliveries are recorded the same way.
Everything is searchable afterwards by resident, unit, person, passcode or date — which matters on the day somebody asks who was in the building last Tuesday afternoon.
Bookings that can be undone
Shared facilities are booked through the system, with pending, confirmed and cancelled states.
One detail worth calling out, because it is the kind of thing that only shows up in real use: confirming or cancelling a booking asks first, and can be undone. A mis-click on a cancel button is a phone call to an angry resident, so there is a warning before the action and a history you can put it back from. Software that runs a building has to assume tired people press the wrong thing.
Complaints and maintenance
A complaint comes in, becomes a work order, and goes to the right trade — cleaning, plumbing, electrical or general. It stays visible until it is closed, so nothing quietly disappears between a phone call and a caretaker’s memory.
Service staff record the job as they do it, including photographs before and after the work. That gives you a record of what was actually done, which settles most disputes before they start and gives you something to show an owner who is asking what the service charge paid for.
Parking and billing
Parking is managed as its own space — allocations against units and residents, so a bay is never promised twice.
Billing covers what the building charges and what it collects, tied back to the unit rather than to a name in a notebook. When somebody sells or moves out, the record moves with the unit.
Your staff, their hours, their pay
A building runs on the people in it, so staff management is built in rather than bolted on.
- Attendance with time in and time out, on a calendar you can look back through.
- Shifts and working patterns — on-site, remote, hybrid, part-time or full-time, because a building has all of them.
- Employment records — designation, terms, current status.
- Payroll — salaries, tax, bank details and payslips.
- Coordinator access, so a supervisor can run their own area without being given the keys to everything.

The system carries your name and your branding, including your logo. Messages to residents go out under your own email and messaging accounts rather than from a shared address nobody recognises — so what reaches a resident looks like it came from the building, because it did.
